Situated in the heart of Austin's bustling Congress Avenue, the trio of historic buildings at 315, 319, and 323 Congress Avenue were acquired in a discreet, off-market transaction in April 2012. The asset’s historic architecture and prime location in the heart of bustling Congress Avenue made it one of the most unique mixed-use projects in Austin, yet the buildings were underutilized, with a mix of tenants on short-term leases and interiors that failed to showcase the property's historic allure.
We knew we could deliver highly sought after, creative brick-and-timber office spaces, and promptly secured a 15,421 square foot lease with one of the city’s most successful software development firms. We also enhanced the building's mixed-use appeal by bringing in Counter 357, a restaurant offering a unique, chef-driven tasting menu and open kitchen concept. Finally, we acquired the condominium interest in Annie’s Restaurant, located on the ground floor of 319 Congress, which streamlined the property's complex ownership structure and paved the way for future ownership to simplify operations across the three buildings.
